Most buyer intake forms ask surface-level questions. This prompt generates deeper discovery questions that reveal what a buyer actually needs versus what they think they want. Use it to prepare for initial calls or to build a custom intake questionnaire.

Create 20-25 questions organized into these categories:
1. Lifestyle & Daily Routine (commute, work-from-home needs, hobbies, entertaining)
2. Must-Haves vs. Nice-to-Haves (help them separate non-negotiables from preferences)
3. Dealbreakers (what would make them walk away from an otherwise perfect home)
4. Financial Comfort Zone (beyond just budget - comfort with renovation costs, HOA fees, property taxes)
5. Future Planning (how long they plan to stay, life changes on the horizon)
6. Past Experience (what they liked/disliked about previous homes or rentals)

Make the questions conversational, not interrogative. Include 2-3 "reframe" questions that challenge assumptions (e.g., "If you could only pick two of your three must-haves, which would you drop?"). End with an open-ended question that lets them share anything you haven't asked about.

How to Use It

  • Do not ask all 25 questions in one sitting. Pick 10-12 that fit the conversation and save the rest for follow-ups.
  • The “reframe” questions are the most valuable - they surface the buyer’s true priorities when they are forced to choose.
  • Adapt the language for the buyer’s experience level. An investor needs data-driven questions; a first-timer needs guidance-oriented ones.
  • Save their answers in your CRM and reference them in property recommendations to show you listened.
