Your listing presentation is your pitch for the most expensive thing your client owns. Generic slide decks lose to agents who show up with tailored presentations. This workflow builds a custom, property-specific listing presentation that demonstrates your competence before you say a word.

Step 1: Gather Property and Seller Intel

Before building anything, collect: the property details (beds, baths, sqft, lot, age, upgrades), the seller’s motivation and timeline, their expected price, comparable sales data, and what their previous agent did (if re-listing). Also note 2-3 unique selling points that make this property different from the comps.

Step 2: Generate the Presentation Content

Open ChatGPT and create the full narrative:

You are a real estate agent building a listing presentation for a homeowner considering hiring you.

Property: [ADDRESS, BEDS/BATHS, SQFT, KEY FEATURES]
Seller motivation: [WHY THEY'RE SELLING]
Timeline: [WHEN THEY WANT TO BE CLOSED]

Generate content for these presentation sections:

1. COVER: A compelling one-line tagline for their property
2. MARKET ANALYSIS: 3-4 slides worth of content covering their neighborhood's current market (use the comp data to show pricing trends, DOM, absorption rate)
3. PRICING STRATEGY: Recommended list price with justification. If their expectation is off, show the data that supports your recommendation diplomatically.
4. MARKETING PLAN: 10-12 specific marketing actions you'll take (professional photography, virtual tour, social media campaign, open houses, broker outreach, etc.) -- be specific, not vague
5. TIMELINE: Week-by-week plan from listing prep to closing
6. WHY ME: 3-4 compelling differentiators about your service (not "I care about my clients" -- real, measurable things)
7. TESTIMONIALS: Framework for 2-3 testimonial slides (I'll add real quotes later)

Write in a confident, evidence-based tone. Use numbers where possible. No fluff.

Step 3: Build the Slide Deck in Gamma

Copy the content into Gamma and let it auto-design the presentation. Gamma excels at turning text content into visually polished slides without design skills. Select a modern, clean template. Aim for 12-15 slides total — enough to be thorough, short enough to hold attention.

Step 4: Create Custom Graphics in Canva AI

Open Canva to create elements Gamma can’t: a pricing comparison chart, a marketing timeline infographic, and a neighborhood map highlighting recent sales. Use Canva’s AI tools to generate these quickly. Export as PNG and drop them into your Gamma presentation.

Step 5: Add Real Data and Social Proof

Replace all placeholder content with verified data. Add real testimonials from past clients. Insert your actual sold listings with results. Include your specific track record metrics: average days on market, list-to-sale price ratio, and number of transactions. This evidence is what wins — not promises.

Step 6: Rehearse and Customize for Delivery

Walk through the presentation once. Note where you’ll expand verbally versus letting the slides speak. Prepare for the pricing conversation — if your recommended price differs from their expectation, know exactly which comp data supports your position. Export as both a PDF (to leave behind) and a link (for screen sharing).

Pro tip: After winning the listing, send the seller a condensed version of the marketing plan as a one-page PDF. It reminds them what you promised and holds you accountable — which builds trust. When you execute each action item, let them know: “Just completed the virtual tour we discussed in our plan.”
