Open House to Nurture Sequence
Convert open house sign-ins to an automated email drip.
Most agents collect sign-in sheets at open houses and never follow up properly. This workflow turns every sign-in into an automated nurture sequence that runs while you sleep. The sign-in sheet becomes a pipeline, not a pile of paper.
Step 1: Digitize Your Sign-Ins
After the open house, enter every contact into Follow Up Boss immediately. Tag them with the property address and “Open House - [DATE].” If you use a digital sign-in tool (Curb Hero, Open Home Pro), export the CSV and import it directly into Follow Up Boss. Don’t wait until Monday — do this in the car before you leave.
Step 2: Generate the Email Sequence
Open ChatGPT and create a 5-email nurture sequence:
You are a real estate agent who just held an open house at [PROPERTY ADDRESS] - a [BEDS/BATHS, KEY FEATURE] listed at $[PRICE] in [NEIGHBORHOOD].
Write a 5-email nurture sequence for visitors who signed in. The sequence should:
Email 1 (send same day): Thank them for visiting, mention one standout feature, ask if they have questions
Email 2 (day 3): Share a "what you might have missed" detail about the property or neighborhood
Email 3 (day 7): Offer to show similar properties in the area, include 2-3 brief comparable listings
Email 4 (day 14): Market update for the neighborhood (general value, not hard sell)
Email 5 (day 21): Soft check-in asking about their timeline and how you can help
Requirements:
- Each email under 100 words
- Subject lines that get opened (no "Just checking in!")
- Warm and helpful tone, zero pressure
- Include a clear CTA in each email
Step 3: Customize Per Visitor Type
Not every visitor is the same. Adjust the sequence for three types: serious buyers (accelerate to showing appointment), neighbors who are curious (pivot to “thinking of selling?” angle), and casual browsers (longer nurture, more value content). Ask ChatGPT to create a variant for each if needed.
Step 4: Set Up the Drip in Follow Up Boss
In Follow Up Boss, create an Action Plan with the 5 emails. Set the timing to match the schedule from Step 2. Assign the action plan to your “Open House” smart list so every new open house contact automatically enters the sequence. Test by sending yourself the first email.
Step 5: Track and Adjust
After 2 weeks, check your open and reply rates in Follow Up Boss. If Email 1 has low opens, rewrite the subject line. If no one replies to Email 5, test a different CTA. The first version won’t be perfect — the data tells you what to fix.
Pro tip: Add a personal text message (via Follow Up Boss) 2 hours after the open house in addition to Email 1. Texts get 98% open rates versus 20% for email. Keep it to one sentence: “Hey [Name], thanks for stopping by [Address] today. Let me know if any questions come up!”
