Generate scripts for property walkthrough videos and market updates.
Video content dominates real estate social media, but most agents freeze when it’s time to talk on camera. The fix isn’t more confidence — it’s a script. This workflow produces ready-to-read scripts for walkthroughs, market updates, and tips videos, plus the graphics to go with them.
Step 1: Choose Your Video Type and Hook
Decide what you’re filming: property walkthrough, market update, buyer/seller tip, or neighborhood spotlight. Every video needs a hook in the first 3 seconds. Open ChatGPT to generate options:
Generate 5 opening hooks for a [VIDEO TYPE] video about [TOPIC].
Requirements:
- Each hook is one sentence, under 10 words
- Must create curiosity or urgency
- No "Hey guys!" or "Welcome back!" openings
- Written for Instagram Reels / TikTok (fast-paced, direct)
Examples of good hooks:
- "This house has a secret most buyers miss."
- "Rates dropped. Here's what that actually means."
- "Stop making this offer mistake."
Step 2: Generate the Full Script
Pick your best hook and expand it into a complete script:
Write a 60-second video script for a [VIDEO TYPE].
Hook: [YOUR CHOSEN HOOK]
Topic: [SPECIFIC TOPIC - e.g., "walkthrough of 123 Maple St" or "why inventory is up 15% this month"]
Key points to cover: [2-3 MAIN POINTS]
Call to action: [WHAT YOU WANT VIEWERS TO DO - follow, DM, comment, visit link]
Format the script as:
- HOOK (0-3 seconds): [opening line]
- SETUP (3-10 seconds): [context]
- BODY (10-45 seconds): [main content, broken into clear beats]
- CTA (45-60 seconds): [closing + call to action]
Include stage directions in [brackets] for camera movements, gestures, or transitions.
Write for spoken delivery -- short sentences, conversational language, no jargon.
Step 3: Create Supporting Graphics
Open Canva and create any graphics your video needs: text overlays, stat callouts, or title cards. Use Canva’s AI text-to-image for background graphics or Magic Design to auto-generate branded templates. For property walkthroughs, create a simple title card with the address, price, and key stats.
Step 4: Record and Edit
Read the script 2-3 times out loud before recording. Film it in one or two takes — imperfect delivery feels more authentic than overproduced content. Use your phone in vertical mode for Reels/TikTok. If you flub a line, pause and restart that section; you’ll cut it in editing. Add your Canva graphics as overlays during editing.
Step 5: Optimize for Each Platform
Resize and reformat for each platform you’re posting to. Canva can auto-resize graphics for Instagram (1080x1920), TikTok (1080x1920), and YouTube Shorts (1080x1920). Write a caption using ChatGPT: ask for a caption under 100 words with 3-5 relevant hashtags. Post the video and pin it to your profile if it’s a property walkthrough.
